You may wish to break your entire outdoor scheme into phases to help you pay for the work. If this is the case, communicate this clearly to the contractor. In addition, be clear about which tasks you will do yourself (painting, for example). 

Do a check on the contractor’s credentials. Don’t be afraid to dig deep into any potential contractor by looking for reviews or asking for references. Ensure your contractor is bonded, licensed and insured, and check for professional credentials such as certified graduate remodeler (CGR), local Building Industry Association membership (BIA) or National Association of Home Builders membership (NAHB). 

Get the contract in writing. A professional exterior home contractor will present all the relevant details to you in the form of a contract, which should include total cost, project description, detailed timelines, payment arrangements, the contractor’s license number, and how additional costs will be handled.
